    General Home Inspections

    Your home is one of your largest investments. Like any investment, you want to have some assurance of the value of the purchase. There may be problems and issues that can degrade that value and lower your investment return. A thorough home inspection includes property grading and driveways, foundations, exterior walls (synthetic and/or traditional stucco wall cladding), roofing, patio, porches and decks, electric panel and branch service, plumbing system and water heaters, heating and cooling systems (HVAC), interior walls, floors and ceilings, mill-work and tile, windows and doors, attic, structures, insulation and ventilation, garage, kitchen and bathrooms, including cabinets, counters, and appliances. We can also inspect detached buildings, pools and spas, sea walls, boat docks and lifts, single family, duplex or greater, town homes and high rise condo, and commercial property inspections.

    We inspect new homes and offer 11 month Warranty inspections, from vintage homes to established homes to fixer uppers. Inspections are not just for knowing the home's condition prior to closing, but to know what to do after you own it.

     

     

    4-Point Insurance Inspection

    Most homes over 25 years old require a 4-point inspection by Insurance companies. This inspection include: HVAC (heating, ventilation and air conditioning), Electric wiring / panels, Plumbing and fixtures, and Roof. This report is completed on a Florida Certified Insurance form. Separate Insurance certifications on Roof and/or Plumbing are also available individually.

     

     

    Wind Mitigation Inspection

    Southwest Florida homes and buidlings are subject to high wind and storm related damage. Significant insurance discounts may be available for building features that reduce damage during high wind events. Specific certified insurance forms with photos are required here, which we provide with this type of inspection report.

     

     

    203K Consulting

    The 203K loan is a type of loan insured by the FHA (Federal Housing Administration). It can be used for an entire rehab of a property or just a few select repairs. There are 2 types of 203K loans, one is a Limited 203K and is for rehab costs that are less than $35,000. The other is a Full 203K which allows for renovations up to $200,000. Whether you're buying a fixer-upper or just want to modernize the kitchen of your new home before you move in, an FHA 203(k) loan could be the solution to your financing issues.
